As budgets become tighter and governments are faced with deciding how to better spend the funds, it is becoming critical to move away from traditional and more costly delivery methods. In doing so, it requires rethinking established practices and individual mindsets.

There are non-traditional procuring methods that can substantially benefit your program in terms of cost and time. Modern contracting methods offer exciting advantages and flexibility in project delivery. Procurement can be less onerous; scope, schedule and budget can be managed and adjusted throughout the life of the project; the owner has greater influence on outcomes; risk can be effectively managed; and the project team can effectively partner with the community for the duration of the project.

In the Construction Manager/General Contractor (CM/GC) process, the project owner hires a contractor to provide feedback during the design phase before the start of construction. In the 1st contract phase, the design phase, the contractor works with the designer and the project owner to identify risks, provide cost projections, and refine the project schedule. Then, the contractor and project owner negotiate on the price for the construction contract. If all parties are in agreement with costs, then the 2nd contract phase, the construction phase, is kicked off and construction begins.
